Do you pump the tank during the inspection?

Yes, in almost all cases. The baffles and tank walls cannot be properly evaluated through a full tank, so a pump-out is part of a real inspection.

What if the system fails the inspection?

We document exactly what failed and what repair would clear it. Many deals proceed with the repair negotiated between buyer and seller. We can usually do the repair too.

Is a point-of-sale inspection required here?

It depends on the county and the lender. Several North Idaho and Spokane County transfers require it. We will tell you what applies to the property's county.
