Septic Inspections for Home Sales in Idaho & Washington
A real estate septic inspection verifies that the tank and drain field work before a home changes hands, and produces the written report lenders, title companies, and counties expect at closing. TAP Septic performs point-of-sale inspections across Kootenai, Bonner, and Spokane counties, usually within a few days, and gives you a clear pass, conditional, or fail with the reasons spelled out.

Signs you need septic inspections
- You are selling a home with a septic system
- You are buying a home and want to know what you are inheriting
- Your lender or title company requires a septic certification
- The county requires a point-of-sale inspection for transfer
- The system has not been inspected in several years
What's included
Tank pump and inspection
We pump the tank so the baffles, tees, and walls can be inspected properly. A dry inspection of a full tank tells you almost nothing.
Drain field evaluation
We check for surfacing effluent, soggy ground, and back-up into the tank, and run water to load the system where appropriate.
Component check
Lids, risers, baffles, distribution box, and any pump or alarm are checked and noted.
Written report for closing
You get a dated, photographed report with a clear status and any required repairs, formatted for lenders, title, and county records.
What to expect
- Schedule early. Inspections tied to a closing date are time-sensitive and we book around real estate timelines.
- We can usually complete an inspection within a few business days, weather and access permitting.
- A conditional or failed report is not the end of a deal — we explain exactly what repair would clear it so the parties can negotiate.
- Idaho and Washington counties have different point-of-sale rules. We work to the requirements of the county the property sits in.

Frequently asked questions
How long does a septic inspection take?
Most residential inspections take one to two hours on site. The written report follows shortly after, formatted for your closing.
Do you pump the tank during the inspection?
Yes, in almost all cases. The baffles and tank walls cannot be properly evaluated through a full tank, so a pump-out is part of a real inspection.
What if the system fails the inspection?
We document exactly what failed and what repair would clear it. Many deals proceed with the repair negotiated between buyer and seller. We can usually do the repair too.
Is a point-of-sale inspection required here?
It depends on the county and the lender. Several North Idaho and Spokane County transfers require it. We will tell you what applies to the property's county.
